How much does stucco remediation cost in Washington County, MD?

What does stucco remediation cost on a real Hagerstown area house?

National cost sites quote a stucco repair at a thousand or two because they average in cosmetic patching on dry Southwestern homes. The homes here that need remediation are mostly barrier EIFS built from the mid 1980s through about 2000, and the water has usually been inside the wall for years before anyone sees a stain. The first three houses are the same wall system at three stages of the same failure. The fourth is a different material with a different, friendlier problem. Traditional hard-coat stucco over masonry cracks on the surface where you can see it. Barrier EIFS, the foam board system with no drainage plane behind it, hides water against the sheathing until the damage is structural. Knowing which one you own is the first thing an estimate should settle, and the moisture inspection answers it in the first five minutes.
Why does my stucco quote say $15,000 and the other one say $35,000?
Because one of them measured the wall and the other guessed. Remediation pricing has a fixed part and a variable part. Tear-off and re-cladding price predictably by the square foot of wall. Sheathing and framing replacement depends on how long water worked before anyone opened the wall, and nobody can see that from the driveway. A contractor who quotes without probe readings either assumes the worst and prices high, or assumes the best and sends change orders once the finish is off. The five drivers below are the whole story. If a quote cannot tell you where it stands on each one, it is not a quote yet.
- What the probes find behind the finish. Sheathing and framing replacement at $12 to $30 per square foot is the variable that doubles a job. Damp OSB that reads under about 20 percent and feels firm stays; black, soft OSB comes out along with any framing it took with it.
- How many elevations are involved. One wet gable is a $8,000 to $18,000 project. Three sides reading wet is a whole-house job, because the flashing details that failed on one wall were built the same way on the others.
- The cladding you choose going back. Fiber cement and a new drainage stucco system both land in the $14 to $28 per square foot range. The trim design, stone bands and the number of windows and corners move you inside it.
- Height, access and the season. A walkout basement side with a 30 foot gable needs staging. Cold weather work slows base coats and finishes, so a January start can carry a few more labor days than an April one.
- Whether the job is permitted. Structural framing repairs and a full re-clad typically need a Washington County building permit. The fee is small next to the project; the inspection it buys is worth having on the record.
Can I just repair the wet spot instead of remediating the wall?
Yes, when the readings say the water stayed local, and that is the cheaper outcome we hope the probes find. A single leaking window corner on an otherwise dry EIFS wall is a $1,200 to $5,000 repair: tear back the finish around the opening, replace the damp sheathing, install the kick-out and head flashing the original builder skipped, and blend the patch. The repair stops being the right call when readings are high at more than two or three details on the same side, because the flashing that failed at those spots was installed the same way everywhere else. At that point patching is paying twice. The Environmental Protection Agency’s moisture control guidance is blunt about why: wood sheathing that stays wet keeps feeding mold and decay no matter how clean the coating over it looks, so sealing or painting over a wet EIFS wall locks the problem in.
Will homeowners insurance pay for stucco remediation?
Usually not for the slow leak, sometimes for the sudden one. Maryland homeowners policies generally exclude long term seepage, construction defects and rot, which describes most EIFS failure. They often do cover a storm event that tears flashing loose or a burst pipe that soaked a wall from inside, and the interior damage that followed. How do I compare two stucco remediation quotes fairly?
Put both against the same rows. Ask each contractor for the square feet of wall they plan to open, the per square foot rate for sheathing replacement, the cladding they are pricing going back and the allowance they carry for framing. A quote that is $9,000 lower with no sheathing allowance is not lower; it is deferred. Check that the business itself, rather than only the salesperson, holds an active license with the Maryland Home Improvement Commission, because that license is what puts the state Guaranty Fund behind the work.
